<p>What&#8217;s better than expressing your appreciation towards your clients for their business? Expressing your appreciation with your clients over cocktails and appetizers at your favorite local restaurant!</p>
<p>The concept goes like this: Pick out your favorite local restaurant. Reserve the executive dinning room or even the lounge area. Invite all your clients, their friends and family, and your prospects for a bit to eat and some drinks as a sign of appreciation for their present and future business.</p>
<p>Get creative and raffle prizes and have games or possibly give out gift certificates for restaurants, home appliances, or even movie tickets.</p>
<p>Introduce your clientele to each other and create conversation. Since the common association is YOU and homes, naturally the conversations start there.</p>
<p>The greatest part is that many of your clients are more than happy to give you all the praise in the world because you helped them into their dream home. Not only does that reinforce your image as &#8220;their&#8221; real estate agent, but if any of your prospects come your probability of conversion just sky rocketed!</p>
<p>&nbsp;</p>
<p>One of the most simplest solutions towards distinguish yourself amongst your competition is to have high quality advertising.</p>
<p>It is a proven that buyers respond highly to colorful and attractive ads. If that is the case why are your listing flyer ads printed in black and white? Moreover, what is going on with the bland standard Microsoft templates you are using?</p>
<p>Do yourself a favor spend the extra 10 cents per copy for color! 10 cents per page goes a long way and is a drop in the bucket when it comes to your budgeted marketing expense for your listing. You do have a set marketing budget don&#8217;t you?</p>
<p>Add some color and take some time to create an attractive looking flyer ad for your property. You do not have to hire a graphic designer or have an advertising agency make a campaign for you. Just download real estate flyer templates on the web and design them yourself!</p>
<p>Remember, flyers are the first impression you get one each property you list. Using black and white, boring, and low quality real estate flyers is an equally perceived valued on your listing and you as a real estate agent. Real estate flyers do help sell your properties. Be proud of them. And if your flyer box goes empty fast&#8230; take that as a sure sign there is interest in your listing and their might be a neighbor thinking of a possible sale soon.</p>

<p>Have fun with Open House! Try being a bit different and a bit creative.</p>
<p>Depending on your target market, try holding Open House &#8220;EVENTS.&#8221; Possibly collaborate with a local artist for an Open House Art Show. Or have a themed Hors d&#8217;oeuvres and wine tasting one evening. You can possibly partner with a local restaurant to help promote their restaurant and your listing.</p>
<p>The goal here is to package the open house process differently than your real estate counterparts. This will create excitement with the neighbors that they will not forget.</p>

<p>This is a fun project to do around spring time.</p>
<p>Many homeowners have cluttered garages and typically hold garage sales independently. Try organizing a neighborhood garage sale. Promote the garage sale in the local papers, throughout your database, and tape signs throughout the city. Make sure to add:</p>
<p>&#8220;This Neighborhood Open House, Brought To You By [ YOUR NAME]&#8221;</p>
<p>Use and/or modify your signage and flags to point passer bys in the right direction.</p>
<p>This will help create a bond with your prospects and give you common conversation starter.</p>

<p>During times of debate, organizing a community discussion at the local community center, park, or home is very effective.</p>
<p>Take for example our current events due to the mortgage fallout. Quite possibly there are homeowners that concerned about the future of their properties and the options they have to safeguard their investments.</p>
<p>You can pool together your broker, a mortgage expert, banker, and a CPA or Financial expert to openly discuss what is going on with the housing market and how it effects the neighborhood. The neighborhoods can ask questions and spark discussion.</p>
<p>The beauty of this strategy is that you brought organized this discussion and have strengthened your brand and image within your neighborhood market.</p>
<p>&nbsp;</p>
<p>An excuse to party? Not quite. However, this is a fun way to meet new contacts and socialize with the neighborhood.</p>
<p>Best if held around summer and strategically placed around common events. A few ideal themes can include: 4th Of July, End Of School Year, Back To School, Memorial Day, Spring Fling, and Summer Solstice to give you an idea.</p>
<p>Help the community organize. Use your business-to-business connections to provide fool drinks or sponsorship. Donate resources for party favors or a giant inflatable bounce castle.</p>
<p>Get creative and reach out to your clientele. Going that extra step separates you from the competition.</p>
<p>Many of these ideas cost little to do, but yield exponential dividends to your business.</p>

<p>Below are some ways to uncover your potential for creativity:</p>
<p>1. <strong>Do Things That Bring You Joy.</strong> It is possible you&#8217;ve already thought about what would make you happy, but you&#8217;re afraid to try because you think you won&#8217;t be any good at it. However, the only way you are truly failing is not trying at all. Who cares if you fall down? Why even bother with people who might be judging you? Take the words &#8220;you only live once&#8221; to heart and live by them!</p>
<p>2. <strong>Make A Second Attempt.</strong> As another example, imagine that you have a passion for film making. You might have taken a course on the subject and received critical comments from the instructor. How are you going to react? Are you going to throw in the towel or get out there and try again? Obviously, if you care at all about this subject you are going to keep learning more and hone your skills. Attend another course or try your hand at producing a film by yourself. Success will come through as long as you keep practicing and continue learning, while enjoying yourself in the process.</p>

			<content:encoded><![CDATA[<p>Early this summer we surveyed over 500 Creatives on crowdSPRING to help us gain a better understanding of our community – who we are, how we work, and what drives us creatively. The results were fascinating and, although we are still sorting through the data, some really interesting information had come into focus. A few weeks ago we looked at who we are – our education, experience, earnings, and expertise. For the second part of our analysis I drilled down into our community’s online work habits: what percentage of our work we do online, and how many projects we did online in the past  year.</p>
<p>For each of the following infographics we divided our community into our four largest groups: logo designers, web designers, print designers, and illustrators. Interestingly each of these groups approached their online work differently, and the charts demonstrate this nicely. In terms of the percentage of the work they do online, the logo designers were distributed fairly evenly with about as many reporting that they do “most” of their work online as those who reported that they did a relatively small percentage online. Almost 1/3 of web designers do the majority of their work online, while more than half of the print designers were doing very little work online.  This speaks not just to the opportunities available to each of these groups with traditional clients offline, but also to  the availability of online projects in their area of expertise.</p>

<p>Not surprisingly, logo designers did many more online projects than their colleagues who specialize in the other three disciplines; simpler design process, less time investment, and more work available means that the average logo designer was able to participate in 50 projects online in the past year, while the average web  and print designer participated in just 25, and the average illustrator did just 22 online projects. Those lower online participation numbers are a result of the combination of a more complex design process and fewer available projects, and this led to a lower number of online projects for these folks.</p>

<p>If you look at these numbers in combination, we see that our community is a very busy group of people. For instance, logo designers averaged 50 online projects and reported that about 50% of their work was done online. A quick calculation using those factors tells us that the average crowdSPRING logo designer worked on roughly 100 projects in the past year! The same calculation tells us that in the past year crowdSPRING web designers averaged a total of 36 projects on and off-line; print designers worked on 32 projects; and illustrators averaged 33 projects. We are a busy bunch aren’t we?  And it is all the more impressive when you consider that almost a third of crowdSPRING creatives report that they are employed at other jobs and do these projects on their own time! 			<content:encoded><![CDATA[<p>The stars have lined up against many would be buyers with the amount of baggage they bring to the table in the way of challenged credit. They want to buy something. They need to buy something. Whether it be a recent bankruptcy, repossession, foreclosure, large medical bill collections, identity theft or judgements or recent unemployment any one of which can plummet a credit score and put the would be buyer in a financial hole. In a soft real estate market where owners need to sell and have a high degree of motivation to dispose of their property. This is the opportunity that a buyer with challenged credit history can seek to &#8220;help&#8221; a seller out of their current dilemma by arranging sale terms that will help both buyer and seller. These scenarios may not work for anyone who has zero options, zero income and zero means to pay anything back. It is rather, for those who are fighting their way back and do have options, have income and now have means to meet their obligations on a negotiated deal. This will not work if a buyer throws their hands up and gives up to the possibility of buying a property. This opportunity will work for those buyers who have a need as well as a burning desire in their belly to buy something that will meet their family goals and will do what is necessary to make it happen.</p>
<p>&#13;<br />
A buyer needs to be aggressive in their efforts to take advantage of this temporary real estate market. Some areas of the country have more opportunities than other areas. However, there are deals in every area. A buyer needs to find them. There is little reward for a buyer to deal with an unmotivated seller. There must be pressure on the seller to move the property. Whether it be for reasons of health, estate situation, job loss, divorce, out of state move, downsizing, upsizing, budget, cash flow or other reasons if a buyer with checkered credit has a shot of doing something. A buyer early on will need to come to the conclusion that the chance of matching the perfect house with the perfectly motivated seller will be slim. Therefore, from the get go the buyer must be willing to compromise on the purchase. The buyer must realize that this is not the last home they will buy, it is the first home they will buy with a high degree of challenged credit. The buy decision, although well thought out, must recognize the purchase is not permanent and is not fatal. It is simply a means to get into a property and get on the equity accumulation train, which will help them over time. So the search begins to find a motivated seller while being somewhat flexible while not having unreasonable expectations that will not fly with the current credit circumstances.</p>
<p>&#13;<br />
Buyers can try to do it themselves or choose to bring in a professional realtor who knows the market. Right now a lot of realtors have a lot of time on their hands. Six months ago when the market was raging, that was not the case. What a difference a day makes. The criteria then on a broad based approach would be to find a vacant home, on a realtor lock box, with a lower mortgage balance and with a high seller motivational to move the property. If a property is not listed, then the seller may not be motivated enough for a buyer&#8217;s purposes. They are not serious enough. If a property has had three or four price reductions in the last few months in the Multiple Listing Service this would be a sign of a motivated seller. Likewise if a seller has indicated a willingness to pay for buyers closing costs, hold a second mortgage, consider a lease option or a lease purchase, these are all signs of the degree of seller motivation necessary for a buyer with challenged credit to find a workable property. Early on in the realtor selection process, a working relationship must be established with a realtor who is willing to make multiple offers and does not take rejection personally until an acceptable deal can be negotiated. </p>
<p>&#13;<br />
At the same time, a mortgage broker will need to be contacted to determine exactly what is possible in the way of a first mortgage. Banks are not geared to do what will be required to make a deal with challenged credit. It will be assumed that in spite of the past history, the buyer now can make a monthly mortgage payment and may even have some cash to work with. Cash can be gifted from parents or other sources if necessary. The results of the mortgage broker interview will dictate what and how the deal will need to be structured. Pulling credit will determine if the housing history is 0 x 30 (meaning no housing payments more than 30 days late in the last twelve months) or worse. Collections, judgements, repossessions or any other adverse challenge the buyer may face will be noted. From this exercise, a buyer will have a payment number in hand for their monthly housing expense including principal and interest, taxes and insurance and perhaps a maintenance fee (as found in an association or condo) all inclusive in the monthly housing expense. The mortgage broker and realtor will need to work in tandem to structure the deal that is achievable on part of the buyer. Many times, in the market place the deal is negotiated without any thought to the financing. Here it will be necessary to fix the financing first THEN find the house.  Most buyers with a 580 score or better can get a 95% Loan To Value first that allows a 100% Combined Loan To Value. This will no doubt be a subprime type loan with the first being one loan with no Private Mortgage Insurance (PMI). An offer might look like something like this:</p>
<p>&#13;<br />
Purchase price would be at say $225,000 with a 95% LTV first mortgage of $213,750 and allow a 5% LTV seller held second of $11,250. The rate on the first would be for this scenario 8.5% on the first and aggressively negotiate the same for the seller held second or less. A seller may rationalize that they were going to reduce the price another $10,000 in 30 days anyway and this way I get most of their cash now. Following then, the first mortgage of $213,750 with a rate of 8.5% with payments on a 2-year fixed ARM of $1,643.55/month. The second of $11,250 at say 8% on a 10 year basis would be $135.95/month for a total principal payment of the first and second of $1,779.50/month plus taxes of $300/month and insurance of $220/month for a total housing expense of $2,299.50/month in housing expense. With a subprime loan, collections and such are not included in the debt service calculation if they are old enough. So for a working couple if the lender allows a 50% debt ratio to income the minimum income on a full documented loan would be $2,299.50/. 50 = $4,599/month. Say the wife makes $3,000 per month and the husband makes $1,599/month then they would just make it. The seller would need to pay all the buyers closing costs and prepaids (tax and insurance escrows and advanced fees) and any buyer cash can be used for monthly lender reserve requirements.</p>
<p>&#13;<br />
In summary then, this is a temporary buyer&#8217;s market in most areas and to be successful buyers need to focus on motivated sellers. Even before looking at any property the seller&#8217;s agent must be interviewed to determine if there is a high motivation of selling the property by paying all the buyers closing costs and prepaids and perhaps hold a 2nd mortgage. If there isn&#8217;t, the buyer should not be looking at that property. If the buyer has a vacant lot, a small mortgage note, income property or anything of value like a boat or motorcycle can all be brought to bear on a deal. The barter and trading process is how America was built. Working in tandem with a professional realtor and a mortgage broker a buyer can enlist some professional help to meet the needs of their family even with challenged credit. It is not a static situation. During the first two or three years of this scenario the buyers need to put their financial house in order through family budgeting and planning with discipline to qualify for a better rate and terms on their mortgage and other credit needs for their families future. In a few years through a lot of hard work and sacrifice they can be out of their financial hole and back on an even keel. </p>
